Monarch Homes Las Cruces: A Buyer's Guide
An honest guide from Patino Real Estate
Buying New Construction From Any Builder
Monarch Homes, Hakes Brothers, Soledad Canyon, and every other Las Cruces builder all follow similar sales playbooks: model home, sales rep, preferred lender, deposit, build timeline. The buyer-representation piece is the same regardless of the builder.
Bring Your Own Agent — For Free
In almost every builder contract, the buyer's agent commission is paid by the builder and is already baked into the price. You don't save money by skipping an agent. You just lose someone in your corner reviewing the contract, flagging change orders, monitoring construction, and negotiating on your behalf.
Questions To Ask Before Signing Any Builder Contract
- Is the deposit refundable, and under what conditions?
- What exactly is included in the base price vs. the "design studio" upgrades?
- Who covers closing costs if the build runs long?
- Can you use your own lender, or is the builder's lender required for incentives?
- What's the warranty coverage — structural, mechanical, cosmetic?
- Who is the on-site superintendent, and how often will I meet with them?
What About Monarch Specifically?
Monarch builds across Las Cruces. Like any builder, individual community experiences vary. Current and former buyers discuss their experiences online — read recent reviews, not just the ones on the builder's site.
How We Represent New-Construction Buyers
We've walked hundreds of buyers through new-construction purchases with Monarch, Hakes Brothers, and other Las Cruces builders. Our role: read the contract, negotiate upgrades, protect your deposit, and show up at walk-throughs. There's no cost to you — the builder pays our commission.

Can I use my own agent when buying a Monarch home?
Yes. Bring your own agent before you sign anything. The builder's sales rep represents the builder. Your agent represents you, and the builder pays their commission in almost all cases.
Is a Monarch Homes deposit refundable?
It depends on the specific contract you sign and the stage of construction. Read the deposit clause carefully, or have an agent or attorney read it with you before you sign.
Do I have to use the builder's preferred lender?
Usually no — but some builders offer incentives (closing cost credits, upgrade allowances) tied to using their in-house lender. Compare rates and total cost, not just incentives.
