Yes, always. A real pre-approval (not just a pre-qualification) tells you exactly how much you can borrow and gives sellers confidence that your offer is real. How do I shop mortgage rates the right way?

What is a builder rate buy-down?

The home builder pays the lender to lower your interest rate for the first 1-3 years of your loan. Most common: 2-1 buy-down (2% lower year 1, 1% lower year 2, full rate year 3+). Can save buyers $300-$700/month early in the loan. Many Las Cruces builders, Hakes Brothers, French Brothers, KT Homes, Edwards Homes, Desert View Homes, offer them through preferred lenders. Patino negotiates these on every contract.

Can I use my own lender for new construction in Las Cruces?

Usually yes, but the builder may offer extra incentives only if you use their preferred lender. Sometimes the builder's lender wins after incentives are counted; sometimes Jeff or another Las Cruces lender wins on rate even after the builder credit is forfeited. Should I refinance my Las Cruces home?

Refinance makes sense when (a) current rates are at least 0.5,0.75% below your existing rate AND (b) you'll stay in the home long enough to recover the closing costs. Who pays closing costs in Las Cruces?
