7 mistakes that cost Las Cruces buyers thousands
What we've seen go wrong, and how to avoid it.
After years of closing new-construction deals at every Las Cruces builder, we've watched the same expensive mistakes repeat. Most happen before the contract is even signed.
1. Signing the model-home registration card without your broker present
The single most expensive mistake. Once you sign, the builder may refuse to credit your buyer-agent commission to anyone else. The fix: call Patino at (575) 520-7604 first. We register you correctly so the builder pays our commission and represents you through closing.
2. Using the builder's preferred lender without comparing
Builder lenders often offer real incentives, but their rates can be 0.25% to 0.5% higher than market. We do the math both ways before you commit.
3. Skipping the independent home inspection on new construction
Builder QC is not the same as a third-party inspector. We've seen brand-new homes with structural issues, HVAC errors, drainage problems, and electrical mistakes that builder QC missed. Always hire an independent inspector.
4. Not negotiating upgrades when you have leverage
The leverage point is at the upgrade-selection meeting and right before you sign. We negotiate flooring upgrades, blinds, appliance packages, and refrigerated air before the contract goes to underwriting.
5. Missing the closing-cost-credit ask
Builders routinely offer $5,000 to $15,000 in closing-cost credits when you ask. They almost never offer it when you don't. We ask on every contract.
6. Letting the builder push your closing date past your rate-lock expiration
If your rate is locked for 60 days and the build runs long, you may have to pay extension fees ($500 to $2,000) or accept a higher rate. We coordinate lock duration and build schedule to avoid this trap.
7. Not reading the warranty
Most buyers think they have a 10-year warranty. Most actually have 1-year workmanship, 2-year systems, and 10-year structural only. We walk you through what's covered and how to file a warranty claim properly.
