Passive solar is a building design approach, not a technology added to a home. The four main elements:
- South-facing glazing: large south-facing windows capture winter sun (when the sun sits lower in the southern sky).
- Thermal mass: dense materials inside the south-facing rooms (concrete floors, adobe walls, water-filled containers) absorb the captured heat and release it slowly through the night.
- Overhangs: roof overhangs sized so that summer sun (sitting higher in the sky) is blocked but winter sun is admitted.
- Tight building envelope: good insulation and air sealing keep captured heat from leaking out.
New Mexico is one of the best US climates for passive solar because of high solar irradiance, dry winters, and cold nights that need heating.

Most passive solar homes in NM are custom-built one-offs by owner-builders or design-build firms specializing in sustainable construction. Northern NM (Taos, Santa Fe, Madrid) has more custom passive solar than southern NM. In the Las Cruces area, passive solar homes appear in Picacho Hills, the Mesilla rural fringe, Doña Ana village, and on a handful of east mesa lots.

What to verify before buying a passive solar home
- South-facing orientation actually faces south (compass check, not just visual).
- Window glazing spec: low-E with appropriate solar heat gain coefficient. Old single-pane glazing without low-E is less effective.
- Overhang depth: the right overhang depth for the latitude. Too short admits summer sun; too long blocks winter sun.
- Thermal mass: actually present and properly placed (where the sun hits in winter).
- Backup heat: most passive solar homes have a backup gas or electric heat source for extreme cold periods or back rooms.
- HOA restrictions: some HOAs restrict the architectural features that make passive solar work (window proportions, overhang depth).
